Hire a licensed general home inspector who will examine the roof, foundation, electrical, plumbing, HVAC, and more. Attend the inspection in person so you can ask questions and see issues firsthand. The inspector will produce a detailed report that may include dozens of items ranging from minor maintenance to major defects. You can use this report to negotiate repairs or credits with the seller. In the Bay Area, also consider specialized inspections for pests, sewer lines, and seismic retrofitting given the region's older housing stock.
